Permits & licenses

Most building, remodeling, and property projects in Gilberts need a permit before work starts. Here's when you need one, what to submit, and how inspections work.

When you need a permit

A permit protects you and your neighbors by making sure work meets safety codes. Common projects that require one:

  • Additions, decks, porches, and sheds
  • Fences, driveways, and patios
  • Roofing, siding, and window replacement
  • Furnace, A/C, water heater, and electrical service work
  • Pools, hot tubs, and basement finishing
  • New business build-outs and signage

How to apply

  1. Download the permit application and the checklist for your project type.
  2. Submit your application, site plan or drawings, and contractor information to the Community Development Department.
  3. Pay the permit fee — staff will confirm the amount based on the scope of work.
  4. Once approved, post your permit on site and schedule inspections as work reaches each stage.

Contractor registration

Contractors working in the Village must be registered and carry current insurance. Registration is a one-time annual step that lets us reach the right person quickly if there's ever a question on the job.
